What are your current income and expenses?



Work through our budget planner detailing all your current income and expenses – click here to download our budget planner worksheet Include estimates for expenses that you will incur for your new property such as property insurance and utilities and clearly mark these as estimated new expenses.

Based on the figures you have included calculate a total amount for your monthly income and for your monthly expenses

What amount are you currently paying in rent/loan repayments?

Budget an annual amount for home maintenance and renovations.

What surplus amount do you have for additional loan repayments?

Attach to the following to your budget planner worksheet:

a copy of all of the documents you used to work out your budget and which will be useful for your prospective lender including:

• Bank statements

• Rent receipts/book

• Credit card statements

• Utility accounts

• Insurance policies

• Pay slips

You now have your budget plan and also a useful document to produce to your prospective lender in support of your loan application.
